New home in Dubai? Don’t miss these hidden fees

Finding your dream apartment or villa in Dubai is exciting, but before you unpack your boxes, there’s something every tenant should know — the rent isn’t the only expense. From mandatory registrations to setup deposits and service fees, moving into a new home in Dubai comes with several extra costs that can easily catch you off guard. Understanding these charges in advance can help you budget wisely and avoid unpleasant surprises.

Before you settle in, your tenancy contract must be registered through Ejari, the official Dubai Land Department (DLD) system that legalises rental agreements. Registration is essential to access utilities, sponsor dependents, and activate telecom services. Once you’ve completed Ejari, you can apply for utilities through the Dubai Electricity and Water Authority (DEWA), which requires both activation fees and a refundable deposit.

Landlords in Dubai also typically require a security deposit before handing over the keys — usually 5% of the annual rent for unfurnished units or 10% for furnished properties. This deposit covers potential damages or unpaid bills and is refunded once you move out, provided the property is in good condition.

Next comes the DEWA connection deposit, which varies depending on your property type. Tenants of apartments usually pay around Dh2,000, while villa residents pay Dh4,000, in addition to a small activation fee. You’ll need your Ejari number and Emirates ID to complete the process.

Another ongoing cost to consider is the Dubai Municipality housing fee, which equals 5% of your annual rent and appears monthly on your DEWA bill. For example, a tenant paying Dh100,000 a year will pay Dh5,000 — roughly Dh416 per month — as a housing fee.

Cooling charges are another major factor. Some properties are chiller-free, meaning air-conditioning is covered by the landlord. Others use district cooling systems managed by companies such as Empower, Emicool, or Tabreed, which require a separate account and refundable deposit. Always check your contract to confirm which system applies to your home.

If you rented through a real estate agent, expect to pay a brokerage commission, generally 5% of the annual rent or a minimum of Dh5,000. This fee is non-refundable and paid upon signing your tenancy contract.

When it’s time to move, professional moving companies can make the transition smoother — but they come at a cost. Prices vary depending on the property size, distance, and extra services like packing or dismantling furniture. On average, expect to pay Dh1,000–1,500 for a one-bedroom or Dh2,000–3,000+ for larger homes.

Before or after moving in, tenants often hire cleaning or handyman services for painting, deep cleaning, or minor repairs. While this may seem optional, a well-maintained home increases your chances of getting your full deposit back. Cleaning a one-bedroom typically costs between Dh200–600, while repairs depend on the scope of work.

Connectivity is another expense to plan for. Setting up internet, TV, and telecom services through providers such as du or e& (formerly Etisalat) can involve activation fees and deposits. If you’re transferring services from a previous address, request the move a few days in advance to ensure a smooth handover.

If your home uses gas for cooking or water heating, you’ll also need to arrange a connection. Some buildings manage central systems requiring deposits, while villas often rely on private gas cylinder suppliers. A new setup typically costs Dh600–800, depending on the provider.

All these expenses add up. Between deposits, registration fees, and utility setups, tenants should budget an additional 10–15% of their first rent payment to cover move-in costs.
